First Registration - Title(s) Sought


Further information on the types and classes of title can be obtained by consulting the Land Registration Manual – Moir.

Selecting Title

You will be asked to select the Estate required, followed by the Class of Title required.  The following Estate/Class of Title combinations are available:

The system will then advise you on the documentation required to support the Class of Title, and will add the documentation to the list for the application.  You may also choose to add further evidence to support your application when you submit your completed Case Folder. 


Requesting Title where documents are lost/missing or destroyed

First Registration transactions will result in a Form LD 1 with Supplementary Certificate LD2 under the following conditions:

  • You are requesting Good Leasehold Title, and are supplying a Certified Copy Lease (or legible photocopy), where the original title deeds have been lost or destroyed.
  • You are requesting Good Leasehold Title, and the Lease is unavailable (you will be advised on acceptable documentation to accompany your submission).
  •  You are requesting Good Fee Farm Grant Title, and are supplying a Certified Fee Farm Grant (or legible photocopy), where the original title deeds have been lost or destroyed.
  • You are requesting Good Fee Farm Grant Title, and the Fee Farm Grant is unavailable (you will be advised on acceptable documentation to accompany your submission).
  • You are requesting Absolute Title (not held under a Fee Farm Grant), and are supplying a Ground Rent Redemption Certificate, but the Lease or Fee Farm Grant relating to the Redemption Certificate is unavailable (you will be advised on acceptable documentation to accompany your submission).

If there are no ‘lost/missing’ or ‘destroyed’ Root of Title documents as listed above, the form for the transaction will be Form 1. 

The system will determine whether Form 1 or Form LD1 plus supplementary certificate LD2 is appropriate, and you will be advised of this onscreen.   A Supplementary Certificate LD2 will be added for each Root that you report as lost/missing or destroyed.

Supplying details

You will be asked to supply details of the Deed, and whether any Yearly Rents have been indemnified (where applicable).  Burdens created on this screen can be examined (and re-ordered) on the Schedule of Burdens screen.

Once the class of title has been established, you will be asked to provide details of the title document:
You will be asked for details of the parties to the Title document, by completing the 'Between' and 'And' fields.  Where there is more than one party name it is sufficient to enter the first name and “another” (if one other name is involved) or “and others” (if more than one other name is involved).  
When providing title document details, you will be asked to record “How shown on the map”.  Enter only how the land to be registered is shown on the application Map. E.g. “edged red, coloured blue, numbered 1 on Map A etc. DO NOT enter a full description e.g “A plot of ground etc”. 

Where you are applying to register more than one root of title, the land relating to each root of title must be uniquely identified on the application map. 

  • Please ensure that the land the subject of the registration is shown clearly on the application map.  Avoid the use of thick lines to delineate the property. 
  • The application map should show the boundaries of the entire property (not just the outline of the house.  Where the full extent of property has not been shown and subsequently an error has been discovered, Land Registry will map what you have defined. When the error is discovered, it can only be remedied by lodging a further Form 1 plus fee to deal with the area omitted from the original application. 
  • “Half roadways” which adjoin properties to be registered should not be included on the map unless this is specifically referred to in the deeds.
  • Where any boundary is not coincident with OSNI detail, it should be shown as precisely as possible.
  • Where the land the subject of registration has an ownership share in an entrance roadway, it should be described as follows: 
  • “Edged <colour> together with a <e.g. one fifth share> in the roadway coloured <colour>”
