Multiple Portfolio Transfer of Charge


This transaction should be used where you have already lodged a Master Deed for a Multiple Transfer of Charge which has been approved and the Master Document Reference confirmed by LPS Land Registers.

Submitting a Master Transfer of Charge Document
The process of lodgement begins by the manual submission of a Draft for Approval; by lodging a Form 100, appropriate fee, proposed documents and a letter explaining the circumstances of the transaction. The proposed Transfer of Charge Deed should include a Schedule which lists under Item number each of the Folios and charges affected.  The Registry shall give confirmation whether the format of the draft document is acceptable and the Draft for Approval case shall complete.
Following any approval of the Draft application, please contact LPS Land Registers to discuss the process for submitting the original documents for registration of a Multiple Portfolio Transfer of Charge. Following the approval of the original documentation, LPS Land Registers will supply you with a Master Transfer Document Reference. This reference is for use when you submit a Multiple Portfolio Transfer of Charge application via E-Registration.

Create your Case Folder

  • Select the folio(s) for use in the Case Folder.  You can select a maximum of 50 folios for use within a Case Folder, and you will be able to use those folios in a maximum of 10 Multiple Portfolio Transfer of Charge transactions (each transaction must relate to a single Charge Deed).
  • If you need to create a Multiple Portfolio Transfer of Charge, where a single Charge Deed refers to more than 50 folios, please contact LPS Land Registry for advice.
  • Select  ‘Multiple Portfolio Transfer of Charge’ from the list of available transactions.
  • Select the folio(s) to be transferred (all must be listed on a single Charge Deed). 
  • Enter the Multiple Portfolio Master Transfer Document Reference you were given when you submitted the Transfer of Charge deed to LPS Land Registry.
  • Select the existing owner of the charge from the dropdown list, OR enter the details manually. 
  • If you choose to enter the details manually, you will be offered a Postcode search.   Additionally, if you have already added any Multiple Portfolio Transfer of Charge transactions within this case folder, you will be able to select any manually entered address details for reuse, via the ‘use a previously entered address’ option.
  • Select the new owner of the charge from the dropdown list, OR enter the details manually.  Again, you will be able to search by postcode or select any manually entered address details for reuse.
  • Enter the Date of Registration of the Charge – a date picker is available.
  • You will be asked if you wish to receive an updated Certificate of Charge on completion of registration.  If this is required, you must supply the Certificate of Charge.
  • If you wish to receive an updated Land Certificate for any of the folios you have selected here, you must add an Updated Land Certificate transaction to your Case Folder (via the ‘Request Certificate/Copy Map/Copy Folio..’ menu on the Case Folder Details screen). Note that a transaction must be added for each folio requiring an updated Land Certificate (the fee for each transaction will be shown on the Case Folder Details screen).
  • For each folio you select to use in this transaction, you will be asked to supply the item number, indicating how this folio can be identified on the Master Schedule.
  • Click ‘Complete Transaction – Return to Case Folder Details’.  You will see the Multiple Portfolio Transfer of Charge transaction.


Add as many Multiple Portfolio Transfer of Charge transactions as required, up to the limit of 10 per Case Folder.  Each transaction should contain the folio(s) listed on a single Charge Deed.  After you complete the first transaction, the Master Transfer Document reference will be automatically copied to any further transactions.  All such transactions within a single Case Folder should relate to a single Master Transfer Document.


When a Case Folder contains a Multiple Portfolio Transfer of Charge transaction, it will be possible to add further transactions of this type, or requests for Update Land Certificate, Certified Copy Folio and Uncertified Copy Folio.  Other transaction types cannot be added.

You will be asked to supply the Certificate of Charge (if you have requested an updated certificate on completion of registration).  You do NOT need to supply a copy of the Master Transfer Document, since this has already been lodged with LPS Land Registry.


When you have submitted your Case Folder,  include the required documentation and fee, and send this to LPS Land Registry .


You may submit any number of Case Folders, during the agreed period of lodgement until you have transferred all folios listed on your Master Transfer Document.   At any point, should you decide not to transfer any remaining folios on the Master Transfer Document, you should advise LPS Land Registry that you will not be submitting any further applications relating to the schedule, at which time the Master Transfer of Charge Reference case shall be closed.
