Update Folio Entry Details

Update Folio Entry Details

This transaction allows you to update names and/or addresses within a single entry on a folio.
This transaction should NOT be used to update details for current registered owners of a folio (you should use the ‘Update Registered Owner Details’ transaction).
This transaction should NOT be used to transfer ownership of a charge to a different lender (you should use the ‘Standard Transfer of Charge’ transaction).

The transaction is available via the ‘Amend/Cancel/Release/Withdraw (existing registration)’ menu on the Case Folder screen.

Select the folio you wish to update – note that you must add a separate transaction for each entry to be updated.
Enter the type of entry to be updated, and the date on which entry was registered.  You must also supply the document reference (which can be found in the margin of the folio, directly opposite the entry you wish to amend).
Click on ‘Add Entry Details’ when you have selected the folio and identified the entry, and are ready to start entering the details to be amended.
Enter the name for which details are to be updated, as currently listed on the entry.
You can then choose to amend the name and/or the address.
When changing a name shown on the entry, you will be asked to supply the new name, and select the evidence you will submit to support your application:
For a name change, you MUST supply one of the following document types when you submit your application to LPS Land Registry:
o   Marriage Certificate AND Solicitor’s Certificate
o   Deed Poll AND  Solicitor’s Certificate
o   Court Order AND Solicitor’s Certificate
o   Certificate of Incorporation
o   Court Order
o   Solicitor’s Certificate

You can change details for any number of names/addresses within a single entry on a single folio, within one ‘Update Folio Entry Details’ transaction.

A single fee will apply for each folio entry you update in this way within a single transaction (regardless of how many name(s)/address(es) you update within the entry).
This fee will be waived IF the folio being updated is also subject to any of the following transactions within the same application:
o     Transfer – Dealing of Whole
o     Transfer – Transfer of Part
o     Charge
o     Lease (for more than 21 years)
The fee due will be automatically recalculated, to determine whether a charge applies.
