First Registration - Lease to a Participant

First Registration - Lease to a Participant

This screen will only be displayed if you have already indicated (when supplying Applicant Details) that the applicant for this registration is Northern Ireland Co-ownership Housing Association.

Guidance on registering a charge on the participant's folio
Where you require to register a charge on the participant’s new folio you must add a separate Charge transaction to the case folder.  Under no circumstances should the Charge to be registered on the participant’s folio be recorded in the Schedule of Burdens of the Form 1.

Supplying Lease details

  • If you wish to add lease details, you will be asked for the following information:
  • Date of the lease.
  • Parties to the deed ‘Between’ – automatically populated with NICOHA details.
  • Parties to the deed ‘And’ – where there is more than one party name it is sufficient to enter the first name and ‘and another'  (if one other party is involved) or ‘and others’ (if more than one other name is involved).
  • For … years – enter the length of the lease eg ‘50’.
  • Select the number of copies of the lease you will be supplying with your application – these will appear in the list of documents on the Form 100E as ‘Lease Counterpart’.

If you add lease details on this screen, and then change the applicant details so that Northern Ireland Co-Ownership Housing Association are no longer involved, all details entered here will be deleted.

Adding details of a Lease to a Participant on this screen will lead to the creation of a new leasehold folio when the case folder is submitted to Land Registry.  When you reach the 'Form Complete' final screen for this transaction, you will be advised of the new folio details for the Lease to Participant.
